In order to ensure that your accommodations are adequately prepared, we cannot guarantee check-in prior to 4:00 p.m. or a check-out after 10:00 a.m. Should you wish to arrange an early check-in or late check-out, we recommend you book an extra day to accommodate this.
DEPOSIT POLICIES:
50% of total rental cost is due at time of booking. The balance of the total rental cost is due 60 days prior to arrival. Total rental costs are due upon booking on reservations made within 60 days of arrival.
Note: All advance deposits shall each be held in a non-segregated Escrow Account by Ski & Beach Escapes LLC dba Mountain Management, and no interest shall be paid on returned funds.
CANCELLATION & REFUND POLICY:
Cancellations that occur more than 60 days prior to arrival are subject to a full refund of monies paid, less a 20% cancellation fee. For cancellations within 60 days of arrival, all monies paid will be forfeited.
Travel can be unpredictable and refunds are not available in cases of weather, lack of snow, poor skiing conditions, health issues or transportation delays. We strongly recommend you obtain Travelers Insurance. To assist our guests, we offer CSA Travel Insurance which protects against trip cancellations or delays. If you wish to add this travel insurance to your reservation, please select it as part of your booking process.
Note: Full or partial refund may be granted at the sole discretion of Mountain Management based on recovery of lost rents through re-booking. A 20% of rent re-booking fee applies in the event we are able to re-book.
MINIMUM STAYS:
A minimum night stay may be required on reservations made during certain periods.
HOUSEKEEPING SERVICES:
A housekeeping refresh service is provided on a daily or alternate day schedule based upon the property. Your reservation also covers the costs of a check-out clean, unless additional extensive cleaning is required. Additional housekeeping service is available to the guest at an additional charge. Please contact Concierge and they can assist with pricing and availability. If additional cleaning is require, this will be charged to you at the rate of $35 per hour plus costs of any dry-cleaning or outside professional carpet or furniture cleaning that is required.
No housekeeping service will be scheduled on Sundays or Holidays. Service on these days can be arranged through Concierge at the rate of $50 per hour with a minimum service of 4 hours.
We also provide a starter of fine soap, shampoo and body lotion. We do not restock these amenities during your stay or midweek clean so please plan accordingly.
Monthly rentals will receive weekly housekeeping included in the rate. More regular service can be arranged through our Concierge prior to arrival.
ADDITIONAL PERSON CHARGES:
Each home has an occupancy level based on actual bedding. We do not allow the use of sofas, air mattresses, roll-aways, sleeping bags or any other type of temporary sleeping arrangement, with the exception of cribs and pack-n-plays for infants. Should the maximum occupancy be exceeded, the guest will be charged a penalty equal to one night¹s rental rate plus taxes per extra person per night that they were deemed to have stayed at the property. Many of the HOA’s do not permit guest numbers to exceed the specified maximum occupancy level. Excess guests will be evicted as matter of course.
ASSUMPTION OF RISKS:
There are risks inherent in and associated with the use of any property, including the rental property, which may include risks of injury to person or property, or death. Certain risks may be more likely to occur in high altitude locales with severe climates, such as where the rental the property is located. Call the rental company immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or “freshening” products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical devise; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances.
Pregnant women (or women who suspect they may be pregnant) may be subject to particular risks and should consult a physician before using a hot tub or spa. Alcohol and other state-altering substances should not be used in or around a pool, hot tub, bathtub or sauna.
Guest assumes these risks, whether enumerated or not, known or unknown, on my own behalf and on behalf of any person under any legal incapacity for whom I may be responsible.
LIMITATION OF LIABILITY:
The rental agent’s liability shall in no event exceed the amount of the rental payment received regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. The owner’s liability shall in no event exceed the lesser of the rental payment received or the liability insurance then in place regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. Renter agrees to the foregoing and waives all right to claim damages in excess of the foregoing amounts, and agrees to be limited for all purposes to such amounts.
SPECIAL POLICIES:
Smoking is not permitted in any of our Properties. Any violation of this rule may result in additional cleaning charges. A $500 fee may be charged for Ozonation if smoking in the unit is detected. Guest will also be responsible for any additional cleaning costs, which may include but are not limited to cleaning of all linen, bedding, carpets, rugs, drapes and other furnishings..
Unless otherwise agreed, pets are not permitted in any of Properties. A $500 fee per pet will be charged if pets are found in the unit at any time. Guest will also be responsible for any additional cleaning costs, which may include but are not limited to cleaning of all linen, bedding, carpets, rugs, drapes and other furnishings. Failure to notify us prior to arrival of a pet will result in unilateral eviction of the pet to a pet housing facility at the guest’s expense.
In compliance with the Fair Housing Amendments Act, we are permitted to exclude an animal, including a bona fide service animal, if the presence of the animal causes a fundamental alteration to the goods and services offered to other guests. Please let us know should you plan to travel with a service animal so that we can find alternative pet friendly options for your stay. Failure to notify us prior to arrival of a service animal may result in unilateral eviction of the animal to an animal housing facility at the guest’s expense.
Moving of any furniture in our Properties is not permitted. Should any furniture be moved, guest will be responsible for the costs associated with moving the furniture back to its rightful place. Any damage caused by moving furniture is not covered under the Damage Insurance Policy and will be charged to the guest.
We do not provide humidifiers in our Properties as they can cause health issues if not maintained properly. We do however help with rentals of humidifiers and delivery thereof, our Concierge will be happy to assist with this. Please discuss with them prior to arrival.
Our Properties are in residential areas or condominium buildings. Out of respect for neighbors, large gatherings and social events, including but not limited to weddings, birthday parties and receptions at any of our properties is strictly prohibited unless prior arrangements have been agreed with our Reservations team. Additional charges for cleaning and any fines incurred by the Owner will be for the guest’s expense.
Parking is limited to the bays allocated to the property and agreed in the reservation confirmation. No use of other parking bays is permitted. Parking is not permitted on roadways or any common areas. Parking cannot exceed the number of vehicles stipulated in the reservation agreement. Any additional vehicles will have to be parked elsewhere. If you require additional parking facilities, our reservations team will try to assist you with this but we cannot guarantee additional parking. There will be an additional charge for parking any additional vehicles. Vehicles parked in contravention of this will be clamped or towed by the Resort or the HOA and it will be the rental guest’s responsibility to deal with this sanction.
PROPERTY PROTECTION FEE:
The Vacation Rental Damage Protection (VRDP) covers the guest for accidental damage caused to the property up to a maximum of up to $3,000. The VRDP does not cover intentional or malicious damage to the property or injury to persons. Guests will be charged for all applicable damage if management, in its reasonable discretion, determines that damages were intentionally, willfully, or maliciously caused. Furthermore, guests must notify management in the event of damage within 48 hours of its occurrence and fill out and return a VRDP damage form within 48 hours of the guest’s departure. VRDP coverage is expressly limited to the maximum amount herein recited and is expressly limited to accidentally damaged items and does not apply to missing items or injury to any person.
INTERNET SERVICE:
All of the properties that we represent have wireless high-speed Internet service or Wi-Fi. These properties use a variety of providers. We make every effort to ensure that the Internet is functioning properly prior to your arrival; however we make no representations or guarantees that the Internet will work all of the time. If the Internet is not working properly, we provide contact information for the provider and we suggest that you contact them directly, as there could be a problem with their service. If you are still having problems, please contact our office during business hours and we will do our best to assist you. If there is a technical problem that cannot be solved, Mountain Management will not be responsible for any Internet service provider or any other technical problem. Furthermore, we cannot refund you any money if there is any type of problem with the Internet service.
ACCEPTANCE OF TERMS AND CONDITIONS:
Upon completion of your reservation booking, you are acknowledging that you have read, understood and agreed with all of our terms and conditions. You also authorize Mountain Management to charge the credit card on file for any damages or incidental charges that may occur during your stay.
